Yes, don't make this mistake. Cheating is cheating, and it will save you a lot of heartache if you just follow this advice. Just stay away/avoid this person unless you want to doom your current relationship. It's really, really easy to fall into this trap, as I know from experience.
If it's not a geniunely open relationship and you haven't talked it over, don't get involved, and leave it at that.
